A floating home is its own kind of flooring job, and pricing one like a house on land gets it wrong. The structure moves, the humidity underneath is constant, and the subfloor is often thinner and built lighter than what we would find on a foundation. Solid hardwood is usually the wrong call outright. Engineered with a good wear layer, installed in a way that lets the floor move as a unit, handles it far better. Weight matters in a way it does not anywhere else, so material choice is partly a structural question and worth raising with whoever knows the vessel. What Wear Layer Actually Means When You Are Shopping

If you are looking at engineered hardwood, the one spec worth understanding is the wear layer, meaning the thickness of real wood sitting on top of the core. It is what determines whether the floor can ever be sanded and refinished, and it varies enormously between products that look identical in a showroom. A thin wear layer, under two millimeters or so, is a floor you will replace rather than refinish. Three millimeters or more can generally take at least one full sanding, sometimes two. That is the difference between a floor with a couple of decades in it and one with a lifetime. The face species and the finish are what you notice in the store.
